Agard Street is a proposed student development comprising 148 studio apartments with management office space, communal café/bar, reception, concierge, parking and cycle storage. The site lies within the Friar Gate conservation area of Derby so consideration has been given to ensure it is proportionate yet creates a distinctive building in its own right. The material palette incorporates buff brick, imitation stone banding, grey window frames and cladding panels together with orange louvres. Agard Street varies in height between seven and nine storeys, with the highest stack pulled forward to emulate a book being removed from a shelf; thereby creating a statement entrance.
